This is the first chapter in my book, Make Money on Airbnb.
After I click ‘List Now,’ it’s done. Our listing is live on Airbnb. Now we wait and see what happens. Would anyone be interested in renting our house? Are we wasting our time? Will we make any money? I’m nervous about offering our home for rent. Yet, I’m also excited.
My husband and I first discussed the idea a month prior. We were looking for ways to cover the cost of our bi-annual trip to London. We initially discussed doing a home swap. This is where one family lives in your home while you live in theirs. The idea was to swap homes with a family in London for the week of our vacation. However, our dates weren’t flexible and so we dismissed this plan as unfeasible.
Then I suggested Airbnb. After all, if we were considering a home swap, why not rent out our place? Airbnb is a community which connects travelers with people who have space to spare. As an Airbnb host, you can rent out a couch, a room, or (as we do) your entire home.
It was something we’d never thought about before. Wasn’t Airbnb for budget travelers? Why would they want to stay in our family home? But the more we talked about it the more sense it made. We knew people who’d listed their homes on Airbnb. They had no problem attracting guests, and they’d made a killing. Why not us?
A few weeks later, our home is officially available for rent. After making sure the listing is live, I check on our baby boy. He’s still fast asleep. It’s only eight in the morning.
I head downstairs to prepare breakfast. As I’m clearing up the breakfast dishes my phone sounds. I check the screen and see a text message from Airbnb. It’s been less than one hour and we have our first inquiry. Airbnb tells me our estimated earnings are $2,328. And so our Airbnb adventure begins.
Over the next 48 hours, we receive four more inquiries. My husband and I can’t believe how quickly people are responding. We’ll easily cover the cost of our London trip.
What would you do with an extra $2,500 next month? Book a family vacation? Put it toward your kids’ college fund? Pay off some debt?
If you’re anything like me, you love the idea of earning a side income. Something on top of the family wage. Maybe you need the extra money.
When I left Corporate America to stay home with the kids, we took a drop in family income. As our spending increased (kids are expensive!) our income came down. We no longer had a cushion to pay for the luxuries. Things like family vacations, a new car, or home improvements. Saving for retirement was completely off our radar.
I also missed the freedom and success that came from earning an income of my own. So I made a decision: I’d be a stay-at-home mom and earn a side income. One might say I wanted to have it all:
- The gift of staying home with my kids.
- The freedom of earning my own income.
- The satisfaction of using my talents and doing more with my life.
If only it were as easy as wishing. Here are some of the things I’ve tried. I started a local business. I built an affiliate website. I created an online course. I conducted user testing. I sold used items. I offered freelance services.
All of these efforts earned a little extra. But none provided the immediate results we saw with Airbnb. With no financial outlay or special expertise, our family earned on average $2,500 each month.
It took a week to figure out the basics. Then a little longer to truly master the Airbnb platform. I studied the short-term rental market. I read books. I followed blogs. I experimented.
You don’t have to do all of that. In this book I share exactly how you can make a killing renting out your home. You’ll find step-by-step instructions on how to:
- Prepare your home and wow your guests.
- Price your space and charge more than your competition.
- Create a listing your dream guests will find irresistible.
- Manage bookings in a few minutes each day.
- Easily navigate the legal and financial aspects.
Imagine not worrying about next month’s mortgage or having extra money in the bank to buy a new car, a family vacation, or new furniture.
In our first month we earned $2,328. In our second month we earned $3,652. And in our third $2,066. In our first year on Airbnb, we’re on target to make an extra $25,000. This is without investing a single dollar and without trading our time for money.
If you own a home, you can do this too. In fact, if you read this book you can start making money on Airbnb next week. I urge you to take action now. Each week you delay is lost income you could have earned by renting out your home or part of your home.
When you read this book, you’ll learn the exact steps to get started on Airbnb. You’ll also learn my biggest secrets to attracting your dream guests and charging more than your competition.
